Apartment and Retail Redevelopment Proposed on Davenport at Laughton

Late last year, SGL Planning & Design Inc submitted on behalf of the property owner an application to the City of Toronto for Site Plan Approval related to the proposed redevelopment of a lot at 1921 Davenport Road. Proposed at 5-storeys is a mixed-use rental apartment building which falls within the zoning for the site.

The property is located at the southeast corner of Davenport Road and Laughton Avenue on the second block west of Symington Avenue. It currently contains a single-storey brick building that is currently used as a grocery store.

To the north and south are low-rise residential neighbourhoods of Carleton Village and Pelham Park respectively. To the northwest is an elementary school and Wadsworth Park. To the east and west along Davenport Road is a mix of predominantly low-rise residential dwellings and mixed-use buildings that often have retail at ground level.

Ambient Designs Ltd have designed a 5-storey building for the site, with 190.83 m² of commercial space in two retail units at grade, fronting onto Davenport, and 19 residential dwelling units above. Two residential two-storey townhouse units are also situated at grade, towards the rear of the site, each accessed from Laughton Avenue, while another entrance on Laughton leads to a foyer and hall providing access to the upstairs units.

The basement provides amenity space in the form of an entertainment room, as well as storage space for 20 bicycles, plus storage space for each retail unit. As indicated in the site plan below, four outdoor parking spaces are proposed, with access from the existing public laneway. Within the public right-of-way of Laughton Avenue, will be an electric vehicle parking space.

The proposed building would frame the edge of both Davenport Road and Laughton Avenue, providing a pedestrian-scaled street wall along both street frontages. Large windows feature at the main floor level with smaller punched windows and recessed balconies above.

The 4th floor is stepped back 3.4 metres from the rear wall of the building. The top (5th) floor is stepped back a further 3 metres along the south, north and west. The combined step-backs at the rear of the building transition in height and built form to the low-rise residential neighbourhood to the south.

An improved streetscape along Laughton Avenue includes public seating, walkways of concrete pavers, sodded and landscaped areas along the length of the building, and a small area of permeable concrete pavers at the EV parking station.

The exterior of the building is brick veneer with metal or painted wood finish on the fifth floor. Windows will feature cut stone sills, opaque panels, and be topped with stone/precast lintel. At grade, a layer of precast/stone lintel will line the building.
